Referans Kartal Towers and Kordonboyu
A project valued at TRY 300 million. Panoramic sea and island views, family-focused living. 550 apartments in five and a half years.
At Kiler Real Estate Investment Trust I worked on the sales and marketing of Referans Kartal Towers and Referans Kartal Kordonboyu, developed in Kartal — one of the fastest-appreciating centres on Istanbul’s Anatolian side. Over five and a half years a total of 550 apartments were sold: the highest-volume chapter of my career.
The scale of the project
Developed with an investment value of TRY 300 million, the project brought together panoramic sea and Princes’ Islands views, contemporary architecture and a family-focused understanding of living. Kartal’s strategically strong position for transport and city connections combined with genuine investment potential.
What high-volume selling actually requires: correct unit matching
Selling 550 apartments is not repeating one sales argument 550 times. At this scale the critical work is positioning different unit types correctly against different buyer profiles and investment expectations.
Three capabilities developed in this period:
- Unit type to buyer profile matching — seeing which typology goes to which buyer before the inventory tells you
- Converting locational advantage into sales strategy — turning sea views, island vistas and transport links from abstract pleasantries into concrete reasons for value
- Presenting a long-term value perspective — describing not just a home, but long-term living and investment value
The institutional developer’s perspective
The Kiler GYO period was where I came to understand institutional real estate development far more closely. Looking out from inside a real estate investment trust showed me how sales connect to the company balance sheet, to inventory turnover and to feasibility targets.
This was also the stage where I began evaluating the relationship between product, location, investment value and client need as a single whole. That experience became decisive in later years for analysing investor expectations on large-scale residential projects, converting a project’s strengths into an accurate sales narrative, and offering clients a long-term value perspective.
Exhibitions and promotional work
This was a period spent outside the sales office as much as inside it. Property exhibitions, MÜSİAD organisations and promotional events aimed at international investors were part of the sales pipeline. The hours spent standing beside a scale model were field selling in its most concentrated form.
