Six mansions, 54 independent units in Anadolu Hisarı, Otağtepe. Bosphorus views, privacy and upper-segment villa living.

I took part in the sales and marketing of Beykonak Evleri, developed in Anadolu Hisarı – Otağtepe. Bringing together the natural beauty of the Bosphorus with a densely green living environment, the project targeted an upper-segment understanding of home.

  • Sizes from 167 m² to 458 m²
  • Typologies from two-bedroom to five-bedroom
  • Garden duplexes, roof duplexes, mid-floor duplexes and standard apartment options

That range of typologies meant a spread that could not be handled with a single message. A family looking for a garden duplex and a couple looking for a roof duplex were buying completely different things within the same project.

What the upper-segment buyer actually wants

Beykonak Evleri was a valuable experience specifically in understanding the expectations of the high-specification residential buyer. In this segment, privacy, location, architecture and quality of life come before any conversation about price. The sales strategy had to be built around those factors — not around a table of square metres and unit rates.

A group reaching from real estate into aviation

EA İnşaat was not an ordinary construction company. It was connected to a substantial international aviation structure: founding partnership in the American business jet manufacturer Eclipse Aerospace, and sole authorised sales representation for Eclipse 500 jets across Europe, Russia, Türkiye and the Middle East.

Through that connection I was able to experience, alongside real estate development and sales, an international business culture, a high-segment client profile and sales approaches designed for different markets. The overlap between a client buying a business jet and a client buying a Bosphorus villa was instructive in terms of purchase psychology.
