Moving from the Istanbul villa segment into the seasonal rhythm of the Aegean.

After Folkart Nefes İstanbul was completed, the next stage of my career took me to the İzmir – Çeşme region as sole sales lead for Folkart Terra Çeşme. Across both projects during my time at Folkart, a total of 140 villas were sold.

The real difference between two markets

This move meant crossing from Istanbul’s large-scale urban life and villa segment into Çeşme’s refined second-home, resort-living and high-specification property market. On the surface the two markets look alike — both sell upper-segment villas — but the purchase motivation is entirely different:

Rebuilding a sales strategy in a new geography

By analysing a different region’s client profile, purchase motivations and local dynamics, I was able to adapt the sales strategy to this new market. The task was not to carry over the arguments that worked in Istanbul, but to distinguish which arguments could travel and which had to be built from scratch.

Being sole sales lead meant that responsibility for all of those decisions — strategy, portfolio, meetings and closing — sat with one person.

What the Folkart period added up to

The Folkart years were a comprehensive professional experience in which I developed sales strategy design, upper-segment client management, delivery of revenue targets, closing, handover and title deed processes, and adapting to property markets in different geographies — all under one roof.
